Terms & Conditions

All the bookings places with Dream Inn Holiday Homes are subjected to terms and conditions per the below clauses. Once a booking reference number is been issued to a guest its default that the guest has accepted the terms and conditions. All legal issues will be dealt by the courts in UAE only.

The Guest are completely aware that at times we may have to cancel the booking due to unforeseen circumstances, which is very rare. In such circumstances we will try and find an alternative of the same standards however we cannot assure. In any case if we are unable to find you an alternative or if you don’t like the alternative option provided by us then we will give you full refund less any bank charges.


"Company" or "we" or "us" Dream Inn Holiday Homes.

"You" and "Your" means all persons named on the booking (including anyone who is added or substituted at a later date).

"Booking or Reservation" means the booking for accommodation, (apartments villas) or any other 3rd party service booked book through us.

"Contract" means the Booking and these Terms, and any other terms and conditions stated to apply to the Booking.

"Terms" means these terms and conditions.

Clause 1. Booking

Booking can be made my visiting our website and browsing the available properties an instant confirmation will be emailed to you once the booking is placed. You can also contact our office to confirm your booking. All booking requests sent by email will be replied with in 24 hrs and subjected to availability at the time of confirmation by our reservations team.

All bookings have to be secured with in 24 hrs with a payment of 30% of the total booking value if the arrival is more than 14 days and 100% if the arrival is less than 7 days else the company reserves the right to cancel the booking due to non-payment. Rebooking will be subjected to availability

Clause 2. Privacy Policy.

All credit/debit cards detail and personally identifiable information will NOT be stored, sold, shared, rented or leased to any third parties however the same will be updated as per the Check in procedure of DTCM. The same may be produced in court in case of legal disputes or on request from Police or DTCM.

Clause 3 Booking Policy.

Any dispute or claim arising out of or in connection with this website shall be governed and construed in accordance with the laws of UAE.

United Arab of Emirates is our country of domicile.

The customer using the website who are Minor /under the age of 18 shall not register as a User of the website and shall not transact on or use the website (Age of consent is mentioned as per the applicable law).

The cardholder must retain a copy of transaction records and Merchant policies and rules.

Online Multiple booking is not applicable.

Clause 4 Item/ Product/service Pricing

The tariff of the booking may vary from season to season. You will have to visit the website when required for latest pricing.

Clause 5 Method of payment.

Payment can be done via our online payment gate way or bank transfer. You can even visit our office to make the payment via cheque, cash(Any currency equaling to the booking value conversation charges may apply) or card (card processing fee may apply) .

Clause 6 Delivery Policy

Company will NOT deal or provide any services or products to any of OFAC (Office of Foreign Assets Control) sanctions countries in accordance with the law of UAE.

All our online transaction are handled by our online payment gate way partner “Telr”. Any successful or unsuccessful transaction will be notified to you via email. The time duration of the confirmation will depend on the time taken by our payment gateway and the concerned bank to notify us about the transaction status.

Clause 7 Refund/ Return Policy.

Once a refund is been confirmed from our side we will refund the amount via the same mode of payment unless stated other vise by our accounts team in written.

Clause 8 FAQ’s

Clause 9 Cancellation or no show

A confirmed booking which is fully paid or 30% paid below cancellation policy applies. The Guest must inform us by e-mail or written confirmation at earliest.

More than 15 days before the arrival - AED 300 processing fee will be charged

More Than 7 days and less than 14 days before the arrival - 50% of the total booking will be charged

Less than 7 days before the arrival - 100 % booking value will be charged

No Shows - 100% booking value will be charged

Clause 9 Check In & Check out

Our check in time is 14:00 hrs. if your arrival is earlier the 14:00 hrs. We advise to pre book the property. Upon check-in, guests are required to confirm their identity by providing their booking reference and their passport/identity card/driving license. These records will be kept for at least 12 months and may be disclosed or made available for inspection by any police officer or as otherwise required by applicable law in connection with the prevention or investigation of crime. The information above is requested for each member of your party and we reserve the right to refuse entry to persons who cannot provide the information set out above.

On the day of departure, we kindly ask all guests to vacate their rooms by 12:00 hrs. noon (unless a late departure is confirmed by the company). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of the company.

Clause 10 Breakage deposit.

A refundable security deposit of AED 3000 will be held with us, during your stay. The cost of any damage to the property or loss to any items in and/or at the property caused by you or any member of your party will be deducted by us from the breakage deposit at the end of your stay. If the security deposit is not sufficient to cover any damage caused by you, you will be responsible for paying us any additional monies required immediately to us before check out.

Clause 11 Changes to booking and cancellation by Dream Inn

Very occasionally we may need to cancel relocate a Booking. Whilst we always strive to avoid cancellations and changes, we must reserve the right to do so in such circumstances you will be notified as soon as changes happen. We will, however, try our best to re-locate your booking to an alternate property of same standard. In case the alternate is not the same standard and down grade the difference of price will be paid back to you, if the alternate is an upgrade you will not be charged the price difference. If the alternate is not accepted by you full payment (received by us for the booking) will be refunded back to the same mode of payment. We regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation.

Clause 12 Force Majeure.

We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by you otherwise suffer any damage or loss as a result of "Force Majeure". In these Booking Conditions, "Force Majeure" means any event which we or our supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may also include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control. The Company will not be responsible for the loss or damage of any property left in the property. The company will also not be responsible to pay any refunds.The Company will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Company, its employees, contractor or agents or otherwise). The Company’s total liability shall not exceed the value of the charges received by it under the Contract.

Clause 13 Responsibility

It will be your responsibility to honor and respect the local laws and laws of the building. If you are found to causing annoyance to other building residences or damage to property we may terminate your contract and you will have to check out with out any refund claims or compensation. You will also be responsible for any expense we incur due to your irresponsible behavior.

Clause 14 Gatherings and Party

It is strictly prohibited to have people in the property beyond its max sleeping capacity. If you are found to have party’s with loud music and if police is been reported you will have to check out with out any refund.

Clause 15 No pets and no smoking

Its strictly prohibited to have pets of any kind in the property. Smoking is not allowed due to smoke detectors in most of the apartments and villas however some of them may not have smoke detectors if our guest relation officers find you smoking, on check out in such apartments then you will have to a pay a deep cleaning charge of AED 1,000. Please consult your guest relation officer to know the dedicated smoking area in the building.

Clause 16 Issues during the stay

We expect you to let us know if you have any issues during your stay either by email or by contacting your assigned guest relation officer. It would be easier for us to investigate when you are property. No claims can be accepted if you contact us after check out or if the complaint was not initiate 48 hrs before check out.

Clause 17 Difference in tariff

Any quote sent cannot be considered as booking and tariff may differ as per the season, the tariff will be fixed only after a booking is confirmed and a confirmation number been issued. We reserve all the rites to increase or decrease the tariff however this will not have any effect to confirmed bookings. We reserve the rite to accept or decline a booking without any explanation.

Clause 18 Payment via online gateway.

Any surcharge for payment by card or any charges levied by the bank for the transfer have to be paid by you so we receive the exact amount as shown on your confirmation email. Payments can be made in our office by cash or cheque. Clause 19 Inspect your property on arrival.

Our guest relation officer will inspect the property before you arrive to be sure it match our high standards however as you will stay longer in the property than us you may happen to pick up things that are not been picked up by our officer. If you happen to find any breakage in the property, please inform us immediately so we can take care of it and you will not be charged for the same if the investigations confirm that it was broken before your arrival.

Clause 20 Amendments after confirmation.

Once a booking is confirmed we can amend it subjected to availability the first amendment will be free of charge however the second amendment will be charged AED 150

Clause 21 change of booked property.

Once the booking is confirmed and you wish to change the property later you can do so subjected to availability. If you wish to upgrade the property you will have to have to pay the difference and if you downgrade the property we will process your refund provided your arrival is not less than 7 days. The first amendment will be free of charge the second amendment will be charge AED 150

Clause 22 Refund process.

Our accounts team will send you a confirmation email with the amount to be refunded once this is done it may take upto 14 days for the refund to reflect in your account. Please note we will refund the same amount we received or the amount previously agreed however the company is not responsible for bank transfer charges or any other charges beyond our control.

Clause 23 Special request.

Whilst we will be happy to help with your special requests we cannot confirm to fulfill it. If we fail to deliver this will not be considered as a breach of contract and the company does not hold any financial liability towards it.

Clause 24 Check in and check out beyond office hours.

All check in after 6 PM and check out before 9 AM will be charged AED 150.Please contact your guest relation officer once the booking is confirmed.

Clause 25 What is included in my booking.

The property you booked electricity, gas, water, internet service and television/cable license, bed linen for your party. You will be fully responsible to take care of the items, fixtures and furniture in the apartment. All the additional services like gym, sauna, swimming pool and beach is the responsibility of the building maintenance and Government of Dubai respectively we cannot be held responsible if these facilities are not operational, access barred or do not meet up to your standards

Clause 26 Personal Property.

We are not responsible of your personal items irrespective of its market value. Every apartment is being provided with a safe we suggest you put all your valuables in it. We also do not take responsibility of your car our guest relation officer will advise you of the parking lot number on request. Please make sure you park only in the mentioned slots. If any issue arises please contact the building security. We may help you depending on the situation however it will be the decision of the company.

Clause 27 activities prohibited by UAE law

The company has zero tolerance to any activity considered illegal as per UAE law hence we suggest to refrain from doing any such activity in our managed properties if you are found to any such activity we will inform the police and we will be not be able to help you in any way. In such case your booking will be cancelled without refund.

Clause 28 Medical emergency or loss of life

If you wish to postpone or cancel your boking under this clause please contact us with all the relevant document’s. Refund in this case will be at the decision of the management.

Clause 29 Lost and found

If we find any of your personal belongings in our properties after your departure we will try and contact you to get the details as to where to ship the lost item all the courier charges will have to be paid by you with a service fee of AED 100 The Item will only be shipped to you once we receive the full courier and service fee charges. We do not take any responsibility of the shipment or its condition. If we do don’t receive any response from you or the payment for the shipment we will dispose the item after 3 months.

Clause 30 lost keys and access cards.

All the Keys, parking card and the building access cards handed to you by our guest relation executive should be handed back to us on check out. If the keys, building access and Parking access cards are lost the below charges will be applicable.

Apartment Keys 100 AED

Building access cards 500 AED

Parking Transponders 200 AED

Clause 31 Contact details.

You are requested to provide us he correct contact details as the reservation team contacts you help you with the payment terms. If in any case your contact details are supposed to be incorrect your booking will be cancelled.

Clause 31 Terms and conditions for the offers online

We may introduce offers online however such offers are at management will and can be amended or withdrawn any time without notice. Booking confirmed with a specific offer and has been issued a confirmation number will not have any effect even if the offer is being withdrawn, however if a booking is confirmed with an offer and cancelled due to any reason and at the time of reconfirming the booking if the offer is withdrawn then the same offer cannot be used again but you are free to use any offer that is online at the time of rebooking. More than one offer cannot be used under one confirmation number.

Clause 32 Travel related documents

You will be responsible to ensure that you have all the necessary travel documents like Visa, insurence before your departure. We can apply the visa for you and your party at an extra cost please contact us before you confirm the booking if we apply the visa and fail to deliver it on time then we will give you a full refund of the accommodation tariff you paid we will also try to refund the visa charges paid to us however we are not obligated. Some nationalities have the option of visa on arrival however we suggest you to check passport and visa requirements with the Embassy or Consulate of the UAE. If you don’t arrive on the day of check in then the booking will be treated as no show and no refund will be done we reserve the rite to cancel the booking after 24 hrs of the check In date and cancel the booking to list it back online as available apartment. Standard cancellation policy applies.

Clause 33 Medical emergency when in the property.

In case any medical emergency please contact the guest relation officer and they will help you with the nearest hospital. Any expense involved will be your personal expense. The company does not hold any liability.

Clause 34 Personal safety when in house

Please note it’s your responsibility for the safety of your members and group. Kindly be extra careful when handling electrical appliances. Most of our apartments are on high floor hence it’s your responsibility be careful of your children when on the balcony. If you happen to find any concern with regards to you and your group safety we request to let us know as soon as possible. The use of building facilities like swimming pool, garden, gym etc are at your own risk the company is not responsible in case of injury or loss of life. A travel insurance is highly recommended.

Clause 35 confidentiality of your account and password

Whilst you use website, you are responsible for maintaining the confidentiality of your account and password, for restricting access to your account from any devices, you agree to accept responsibility for all activities that occur under your account or password.

Clause 36 Updating of terms and conditions.

We keep updating our terms and conditions as and when required. In case of any disputes only updated terms and conditions produced by the management will be taken in consideration.
